Our capabilities

Shell and core contractors in Chennai.

NV Infra is a Chennai-based civil contractor specialising in shell and core construction for developers, institutions, corporates and large private residences. We evaluate construction enquiries across Tamil Nadu against the defined scope, programme and mobilisation requirements.

What does a shell and core package cover?

A shell and core package centres on a building’s civil structure and the agreed enclosure works. Depending on the drawings and bill of quantities (BOQ), the package may cover earthworks and foundations, reinforced cement concrete (RCC) works, masonry or blockwork, and specified plastering or other civil finishes. These are work categories to define during tender review, not a universal list of inclusions.

The contract must identify the boundary between the civil package and other trades. Piling, waterproofing, façade works, doors and windows, mechanical, electrical and plumbing (MEP) services, external development and fit-outs need explicit allocation. Before pricing, clarify who supplies materials, provides design information, coordinates openings and sleeves, and accepts each stage of work.

Shell and core or turnkey construction?

Shell and core and turnkey describe different delivery scopes. A shell and core contract focuses on a defined building package, while a turnkey arrangement may include design, building services and finishing through to an agreed handover condition. The drawings, specifications, responsibility matrix and exclusions determine what either contract actually includes.

NV Infra’s core specialisation is shell and core civil contracting. Our corporate profile separately records Inner Sanctum on OMR as a turnkey design and build project. That project’s scope does not mean every civil construction enquiry includes design, MEP or interior fit-outs. Tell us the package you need so we can review it with your project team.

Planning, procurement and site control

Our planning uses a work breakdown structure, baseline programme and critical path controls. Daily, weekly and monthly reporting connects site progress to the plan. Productivity is tracked against planned outputs, material consumption is reconciled against theoretical quantities, and variations pass through controlled identification and approval.

Centralised procurement connects material buying to the construction programme through multiple vendors, rate benchmarking, negotiated buying and purchase orders with quality terms. Long lead items are planned in advance. Labour management combines activity-wise deployment, attendance and output tracking with parallel labour pools and controlled mobilisation.

Quality, safety and consultant coordination

Method statements and inspection and test plans cover major activities. Incoming material inspections and third-party testing support quality checks. Project-specific HSE plans, toolbox talks, safety briefings, risk assessments and permit-to-work controls support site safety.

These systems sit behind the STAR Standard: Signature Quality, Timely Delivery, Architectural Fidelity and Resource Prudence. Coordinated drawings, consultant reviews, inspections and progress records connect the technical requirements to the work on site. The aim is a defined execution process that owners and project management consultants can review.

Chennai projects and Tamil Nadu enquiries

Frequently asked questions

Questions, answered.

Does shell and core construction include MEP and interiors?

Do not assume they are included. The BOQ, specifications and contract must define the scope and interfaces for MEP, fit-outs and other trades. NV Infra’s core focus is the agreed civil shell and core package.

Can I enquire about civil contracting outside Chennai?

Yes. Send the location and project brief for your Tamil Nadu site. NV Infra evaluates the scope, programme and mobilisation requirements before confirming project fit; our corporate office is in Chennai.

How can our procurement team evaluate NV Infra?

Review the named projects, site photographs and downloadable corporate profile, then share the tender drawings, BOQ, specifications, programme and responsibility matrix. The profile includes leadership and planning, procurement, quality, safety and labour systems.
